Looking for a way to solidify yourself as a quality landlord? At PMI, we’re in the relationship business—working to create an equitable and excellent housing experience for every person involved. Taking the time to do some light housewarming tasks before your renter’s move-in date is an easy way to make their experience a great one. Below, we explore five of the top ways that you can welcome your renter into your property.

1. Give your rental a top to bottom clean

Doing a deep clean can help you to address any potential areas of concern that may be reported later on in the rental process, and is generally a nice thing to do when welcoming your renter into your rental property. When you go through the cleaning process, be sure to pay close attention to the high-touch areas; such as the entryway, the bathroom, and the bedrooms. Scrubbing away scuff marks. and polishing handles are simple ways to give your home the perfect final touch.

2. Make a home-cooked treat

Nothing compares to coming home to the smell of freshly-baked goodies. Baking homemade cookies, pastries, or your favorite summer treat is a great way to set the tone for your renter’s experience on the property. Looking for inspiration, or don’t want to bake yourself? Reach out to community hot spots such as WOOPS! Bake Shop and Cakes or Terra Coffee.

3. Create a ‘local’s list’

If your resident is from out of the area, making a local’s list is a great way to welcome them to the neighborhood. Instead of letting them figure out where the most beautiful spots and favorites are in the Coeur d’Alene area through trial and error, you can jump-start their process by making them a comprehensive list of all the best spots to eat, drink, and celebrate in the town and community. Stuck on what to add? Consider including items in the categories of:

  • Restaurants and eateries
  • Bars and clubs
  • Stores and shops
  • Popular local events

You can also include favorite hidden gems and outdoor spots. Some of our favorites include Mineral Ridge (the perfect sunset spot) and Memorial Park—home to community celebrations and Art on the Green.

4. Make a gift basket

Have you ever moved into a place and immediately had to run out and pick up essentials? Thinking ahead and creating a gift basket or care package is another special touch that you can add to differentiate your move-in process. Things to add include:

  • Cleaning supplies
  • Febreeze
  • Snacks
  • Blankets
  • Comfort items

You may consider adding a renter questionnaire during the onboarding process to help you put together the perfect package for them.

5. Choose a floral finish

Flowers are a beautiful way to welcome your renter to their new space. There are beautiful fields of wildflowers located in Coeur d’Alene that you can pick from, or you can frequent one of the local flower shops. Some of our favorites include Hansen’s Florist and GiftsCreative Touch Floral, and Sunflower Cottage.
